Access and Haul Distance on a Narrow Lot

I priced a Kanawha City backyard patio last year where the concrete truck couldn’t get within eighty feet of the forms. The homeowner was surprised the quote had a separate line for a pump when the patio itself was smaller than her living room. Access, not square footage, was driving that cost, and it’s one of the most common reasons a small job prices higher than someone expects.

Pump Truck Versus Direct Chute

A ready-mix truck can discharge directly through its chute if it can get close enough to the forms and the ground will support its weight. Once that’s not possible — a fence line, a retaining wall, a drop in grade, or simply too much distance — the job needs a pump, and pump mobilization alone typically runs several hundred dollars before a single cubic yard is placed, on top of the per-yard pumping charge. On a narrow lot that mobilization fee can be a meaningful share of the total price for a small pour, which is exactly why it needs to be its own line rather than something absorbed into a padded per-square-foot rate.

Can the Truck Actually Get There

A loaded ready-mix truck is heavy enough to rut or sink into soft ground, gravel driveways, or lawns that look solid until several tons of truck rolls onto them. On a lot where the truck has to cross unpaved ground to reach the pour site, that access route needs to be checked for load-bearing capacity ahead of time, not discovered when a truck gets stuck. Repairing a torn-up yard or a rutted driveway from a stuck truck is its own cost, and it’s one that belongs in the conversation before the pour, not the invoice after.

Wheelbarrow Distance and Labor

When neither a chute nor a pump reaches the forms, the crew is moving concrete by wheelbarrow, and every additional foot of that distance adds time and bodies to the pour. A short wheelbarrow run barely shows up in the labor line; a long one across a narrow side yard can double the crew size needed to keep the pour moving faster than the concrete sets up on its own. That’s a real cost driver, not padding, and it should be named in the quote as its own consideration rather than folded quietly into the per-yard price.

Staging Materials and Removing Debris on a Tight Site

Formwork lumber, base stone, and reinforcement all need somewhere to sit before they go into the ground, and a narrow lot often doesn’t have that space without blocking the access route itself. The same problem applies in reverse to demolition debris waiting for haul-off — on a tight site it may need to move twice, once to a staging spot and again onto a truck, which is added handling that a wide-open lot never needs. Put It on the Quote, Not Into the Unit Price

A unit price that’s quietly inflated to cover access problems makes it impossible to tell whether you’re paying for the concrete or paying for the driveway being twelve feet wide, and it makes it impossible to compare that quote against one for an easy, open lot. If you’re lining bids up against each other, getting three comparable concrete bids only works when access costs are broken out the same way in each one.
