Flood Water and What It Leaves Under a Slab

My in-laws’ place in Kanawha City took about eighteen inches of water in the garage during a flash flood a number of years back, and the slab looked fine within a week once it dried out. Fine, that is, until the following spring, when it started sounding hollow under a hand truck and one corner had dropped just enough that a marble would roll to it. The concrete itself hadn’t failed. A consistent hollow area, especially one lining up with a low corner or a spot where water clearly pooled during the flood, usually means the base underneath has washed out. It’s not a perfect test and won’t tell you how big the void is, but it’s a reasonable first pass before calling anyone, and it’s exactly what told my in-laws something was wrong before the corner had visibly dropped.

Silt and sand aren’t the only things left under a flooded slab. Filling the void versus tearing out the slab

Once a void is confirmed, usually by the hollow-sound test combined with visible settling, the choice mostly comes down to how much of the base is compromised. Pressure grouting or polyurethane foam injection through small holes drilled in the slab can fill a void and, in some cases, lift a settled section back closer to level, without removing the concrete itself. That works when the slab is still structurally sound and the void is contained rather than sprawling. If the base has washed out extensively, or the slab has cracked badly enough that filling underneath won’t stop further movement, tearing it out and repouring on a properly reconstructed base is the more honest answer. My in-laws ended up in the grouting camp; the void was real but contained, and lifting the corner back close to level solved the hollow spot without a full teardown.

What I’d do differently if it floods again

I wouldn’t wait a year to check a slab that flooded, even if it looks fine right after the water recedes. I’d do the tap test within a few weeks once things had dried some, watching any low corner or spot where water pooled the longest.
